By booking this property, you agree to the following terms:

**1. Booking & Payment**
Full payment is required at the time of booking to secure your reservation.

**2. Cancellation Policy**
Guests may cancel for a full refund up to **30 days prior to check-in**.
Cancellations made within 30 days of arrival are **non-refundable**.

**3. Minimum Stay Requirements**

* Minimum stay is **3 nights** for most of the year
* Minimum stay is **5 nights during summer months**

**4. Occupancy**

* Maximum occupancy is limited to the number of guests listed in your reservation
* No unauthorized guests or visitors are permitted without prior approval

**5. Check-In / Check-Out**

* Check-in: 3:00pm
* Check-out: 10:00am
  Early check-in or late check-out may be available upon request.

**6. Property Use**
This is a private home intended for vacation, business or retreat use.
Parties, events and large gatherings are not permitted.

**7. House Rules**

* No smoking inside the property
* Respect quiet hours and neighbors
* Use all amenities responsibly

**8. Amenities & Features**
The property includes a fully equipped kitchen, linens, towels, toiletries, game room and outdoor amenities. While we strive to keep all features available, temporary outages or maintenance issues may occur and do not warrant refunds.

**9. Damages & Liability**
Guests are responsible for any damage caused during their stay.
The property owner is not responsible for accidents, injuries or loss of personal belongings.

**10. Safety Features**
The home includes safety features such as a full-house generator. Guests are expected to use all equipment responsibly.

**11. Agreement**
By completing your booking, you acknowledge and agree to these Terms & Conditions.
